GEORGETOWN, Del.- A controversial proposed change to an Ocean View Apartment Complex can move forward, but it would have significant changes. Today Sussex County Council voted to pass an amendment that would only allow the developer Gulfstream Development 16 multi-use homes to be built Ocean View. Last week, concerns were raised when the initial plan was to house 45 mutli-use homes in the complex. Neighbors from around the area liked the idea of only 16 mutli-use homes instead of the original 45. We don't know yet whether the developer will move forward with the smaller plan. But County Council also approved the rezoning of the area from agricultural use to residential as well. After reviewing the public comments, which included over 1,200 letters from neighbors in Ocean View, the county council offered this change to the developers, instead of the original proposed 45 units. Many people were worried about traffic issues and volume.
Cindy Horst, a local resident said, "The density and the road conditions where Parker House and Muddy Neck Road meet, it's very bad intersection."
As the main issue seemed to be the volume of travel along Muddy Neck Road and Parker House Road that wasn't the main concern for the developers. Gulfstream Development is located in Ocean View and we stopped by to get their opinion as they review the possible changes to this project." Gulfstream Development said they are aware of what happened at county council, but declined to comment. In the past, the developer told WRDE the project would help address housing needs, and be consistent with nearby zoning. Many neighbors didn't want to go on camera today, but say they like the modified plan, like Cindy. "It's a better option. Hopefully the drainage will be okay and everything will work out that way too," Cindy said.
The ditch around the area is a stormwater drainage area and would need to be maintained and cleaned up, not just filled in.As of now, the rent for a two bedroom place in Kent Apartments would be $950 and a three bedroom would be $1,300 a month.
