REHOBOTH BEACH, Del. - As Rehoboth Beach continues to evolve as a coastal destination, three major hotel projects the Atlantic Crowne Hotel, One Rehoboth Avenue, and Belhaven Hotel are at varying stages of planning and review, drawing a mix of support and scrutiny from locals and city officials.

The Atlantic Crowne Hotel is currently under site plan review by the Rehoboth Beach Planning Commission. The project includes 55 hotel rooms and 42 underground parking spaces. The plans for this project shows the Atlantic Crowne to go right next to the Atlantic Sands hotel on Baltimore Ave.
Atlantic Crowne Hotel: Review in Progress
The Atlantic Crowne Hotel is currently under site plan review by the Rehoboth Beach Planning Commission. The project includes 55 hotel rooms with 42 basement parking spaces and 15 additional outside spaces. The plans for this project shows the Atlantic Crowne to go right next to the Atlantic Sands hotel on Baltimore Ave.

One Rehoboth Avenue: Approved with Conditions
The One Rehoboth Avenue project has officially received site plan approval from the Planning Commission, albeit with a variety of conditions still to be met before construction can begin.
Developed by One Rehoboth Avenue LLC, a joint venture between Grotto Pizza and Onix Group, the mixed-use project will be located between Rehoboth and Baltimore avenues along the boardwalk. It features:
Four above-ground stories
Three hotel floors with 60 rooms
Ground-level retail and restaurant space
One underground parking level

The delay came after concerns were raised about late submissions, updated plans and documentation were provided just 48 hours before the hearing. As a result, the Planning Commission voted unanimously to continue the public hearing on July 25, giving both the public and officials more time to review.

Belhaven Hotel: Hearing Continued After Pushback
The Belhaven Hotel project remains under review, following a delayed public hearing on June 27. The delay came after concerns were raised about late submissions, updated plans and documentation were provided just 48 hours before the hearing. As a result, the Planning Commission voted unanimously to continue the public hearing on July 25, giving both the public and officials more time to review.
Representatives for the Belhaven have committed to submitting finalized plans by July 8, allowing a 17-day review period before the next hearing.
The proposed Belhaven project is the largest of the three, featuring:
105 hotel rooms
Retail and restaurant space
78 underground parking spaces
29 street-level parking spaces
