LEWES, Del. - A new subdivision called 'Black Oak' was recently given final approval for its site plans by Sussex County Planning and Zoning.
The development will stretch 77 acres of land behind a separate row of 10 existing homes on New Road. 127 single family houses will make up the neighborhood that received preliminary approval about a year ago.
This construction is just the latest sign of growth in Sussex County. Glenn Friedenreich has lived in the area for nearly 50-years.
He said growth like this contributes to an ongoing overdevelopment problem,
"I've seen a lot more change in the last ten years than in the first thirty five that I've lived here and I'm starting to think it's getting out of control..."
Robin Braver just moved to Lewes about a year ago and while locals are concerned with all the growth, Bravers said that's actually what made the area attractive.
"When I was looking to relocate, I was drawn here partly because of the new builds that were popping up and options and it fit location wise and state taxes always play a factor too." said Robin Braver.
This development includes 19 acres of wetlands but with building-lot setbacks of at least 190 feet from them.
10 homes continue to be built on the front of the 'Black Oak' property line and more housing just down the street at 'Tower Hill' and 'Lewes Waterfront Preserve'. The next Sussex County Planning and Zoning meeting is on October 12th.
