Two Route Nine developments under review

LEWES, Del. - Two developments proposed to be built off route nine are seeking approval.

The developments, called Cool Spring Crossing and Northstar Property LLC, are situated near Five Points and would bring thousands of new homes to the area- as well as affordable housing options and commercial space.

On Wednesday morning, a Preliminary Land Use Service meeting in Dover reviewed applications for the properties.

For Northstar Properties, LLC would bring 94 affordable apartments to its hundreds of housing options. In a presentation, the developers said that the development is in the Henlopen Transportation Improvement District- which allows the state to prepare the roads for future developments. Therefore according to the developer, a typical traffic study is not necessary.

For Cool Springs Crossing, some concern was raised in DNREC's comments on the property's close proximity to wetlands and the removal of around 104 acres of forest. The developers stated that there is no close proximity to wetlands, and there are proposed buffers from the wetland areas.

The Delaware State Historic Preservation Office also recommended an archeological study due to the property's close proximity to cemeteries and the possibility of artifacts of native people on the land.
