GEORGETOWN, Del. - A rural stretch of Pettyjohn Road in eastern Sussex County could soon look a lot different, as two separate housing developments proposed by the same applicant would bring more than 250 single-family homes to the area.
The Sussex County Planning and Zoning Commission recently held public hearings for both the Symphony Glen and Windscape Farms subdivisions. Both projects are designed as cluster subdivisions and lie along Pettyjohn Road, just northeast of Prettyman Road. The applicant, Ribera Development, LLC.
Symphony Glen
The larger of the two projects, Symphony Glen, would divide 109.65 acres of land into 219 single-family lots. The property is located on the northwest side of Pettyjohn Road, approximately 0.20 miles northeast of Prettyman Road. According to the Sussex County docket, the parcel is zoned AR-1, which stands for Agricultural Residential.
Emily Walls, who lives on Shinglepoint Road, told the county in a letter backed her opposition of the developments saying, "The school system, the poor roads and the water resources cannot support all of this development." Walls' continued to reference the already growing area as three other developments are under construction within 2 miles of these proposed developments: Four Winds Farm, Scarlet Oaks and Azalea Woods.
Windscape Farms
Right next to the proposed Symphony Glen site is another subdivision, Windscape Farms, which would divide 26.4 acres into 49 single-family lots. The land is also located along the northwest side of Pettyjohn Road, but farther northeast, about 0.75 miles from Prettyman Road. This proposal is also in an AR-1 zone.
Like Symphony Glen, Windscape Farms was subject to a public hearing and review by the Planning and Zoning Commission. The Sussex County Council will have the final say on whether to approve these applications following recommendations from the Planning and Zoning Commission.
